Frequently Asked Questions
1. What do I need to do to apply? You can download the application on the "application" link of the website and mail it to us or if you are in the area please stop by to pick one up. There is a $30.00 non-refundable application fee per adult. If married you need only fill out one application, if unmarried or in the case of roommates each will be required to fill out a separate application.
2. What are the qualifying standards? We do a credit check and criminal background check, you must have verifiable employment and have a monthly salary no less than 3X the rent. For example, if rent is $700/month then we must see monthly income of at least $2100. We require that you be at least 21 years of age.
3. Do you allow pets? We do not allow pets at this time in our Club Hill complex but, pets are welcome at Trevilian Square.
4. How do I see a unit? Please call our office for an appointment to see one of our apartments. We will always be considerate of your schedule and will do our best to accommodate you.
5. Are utilities included? Both of our complexes provide trash pick up, there is a $45.00 flat water/sewer/treatment fee at each complex and tenant is responsible for electric.
6. Do you accept Section 8? Yes, we are currently accepting Section 8 applications.
7. Will you hold an apartment with a security deposit? We are unable to "hold" an apartment for a tenant. We offer a first come, first serve basis. If a potential tenant applies and is approved for an apartment they will be allowed to move in.
8. Where is your office located? We are in the town of Louisa near the Pizza Hut. You can download directions from the "Directions" page on the website.
9. Do I need renters insurance? The lease requires you to purchase renters insurance to cover your personal belongings in case of theft, fire, damage, etc. We do not carry insurance to cover tenants personal items or loss.
10. How many people can live in an apartment? Occupant limits are set at 2 people per bedroom.
11. How much of a Security Deposit is required? The security deposit is approximately the same as the first months rent. For example, if rent is $700/month then the security deposit is $650-$700.
12. After I submit my application, how long will it take for a decision? After we get the signed application and fee, we usually have an answer within 48 hours. Once approved, you will have 24 hours to complete the lease agreement. Otherwise the apartment will be offered to the next tenant.
13. Do you offer a discount? YES!!! If rent is paid on time, you will receive a $50/month discount. We also offer bigger discounts to teachers and those in the education field.
14. What are your lease terms? We offer a 12 month (1 year) lease.
15. What forms of payment do you accept for rental payment? Personal Check, Money Order or Cashiers Check.
